Description Architecture
The workshop, where customized "plant parts" for the automotive industry are currently manufactured, is located in a new industrial area, ideally situated at the Neuhaus motorway exit (motorway A15).
The hall has been positioned as close to the road as possible. All accesses, storage, and parking spaces are located on the courtyard side. This makes the building appear calm and spacious from the road.
The clearly recognizable main volume consists of a hall approximately fifty meters long and eleven meters high, which can be divided into three equal sections. All other uses form a second layer of space, playfully attached to one longitudinal side of the hall. A continuous grid of 3.2 meters structures the timber skeleton construction. The construction of the hall is characterized by the rhythm of the supports and ceiling beams made of glued laminated timber. The two gable walls and the roof also act as stiffening plates statically. A large window front, which extends the entire length of the building, brings a lot of glare-free northern light into the hall, similar to an atelier. As a cost-effective and lightweight "glass replacement", heat-insulated polycarbonate panels were used. The "middle wall" was poured in one piece to full height and meets fire protection requirements. The heating pipes were directly cast into the floor slab. All other technical installations in the hall area are conducted openly.
The division of labor between concrete and wood is also visible in the offices and other rooms. Thanks to this simple materialization, there is a factual and warm working atmosphere in all rooms.
The outer cladding consists of galvanized corrugated sheet metal, an inexpensive and "local" material.
Due to the support grid, the workshop can be easily divided vertically or horizontally. This offers a maximum degree of flexibility, and by installing intermediate floors, additional areas can be generated.
Expansion potential
The property is located in the working zone A1-24.0. In addition to the boundary and road distances, only the maximum height of 24 meters is specified in this zone. Accordingly, there is enormous potential for future expansions on the parcel with the current building structure. With a floor height of 4 meters, approximately 7,488 m2 of floor space could be realized on 6 floors. The surrounding properties illustrate the dormant potential.
Technical equipment
In the workshop, a crane track with two cranes (5t and 10t heavy-duty crane) is installed over the entire length. These can ideally serve the intermediate floor. In addition, the hall also has corresponding pneumatic installations. Two large, electrically operated garage doors enable an efficient workflow.
