35 minutes from the city centers of Fribourg, Neuchâtel, Lausanne and Bern, in the charming village of Chevroux.
Located in the canton of Vaud, the municipality of Chevroux is part of the new district of Broye-Vully. On the south bank of Lake Neuchâtel, bordered by a belt of reeds and benefiting from a gently sloping beach.
This site was initially built in 1974, to meet the demand for the construction of the new regional port. It is one of the first shipyards designed for the maintenance of boats. An extension was carried out in 1984, with in particular access to the workshop allowing larger units to enter.
The shipyard has direct access without slope to the Port of Chevroux, the largest freshwater marina in Europe. This port has more than 1,000 berths with the largest boat lifting capacity thanks to a 25-ton travel lift.
The premises
The main workshop of 245 m2 has three to four places for boats (sailboats or motorboats) under repair. A paint room equipped with an aero-heater and filtered ventilation allowing the application of modern paints. And, a 3.5-ton monorail hoist crosses the entire workshop and also allows lifting outside the building.
As for the 60 m2 mast and rigging workshop, it has made hundreds of aluminum or carbon fiber masts for all of Switzerland.
The 52 m2 customer area, shop and office has a display window overlooking the busy road leading to the port. The heating room and a 4,000-liter oil tank ensure heating of the premises.
In 2017, a new electrical panel was installed and the input was increased from 25 to 40 amps.
Upstairs there are also two storage rooms, which can also be converted into a workshop for a total area of 80 m2. A technical office and a canteen with kitchen complete this property. According to the legislation, a staff accommodation could be integrated into the property.
During the expansion of the site in 1984, a 290 m2 cover was built with a 200 m2 storage room above.
The exteriors
Outside, the majority of the surface area is dedicated to wintering boats, which guarantees significant and regular rental income for the future operator. Parking and display spaces and a washing area connected to the separator complete this complex.

This plot is subject to a transferable surface right until December 30, 2070.
In 2024, the annual rent amounts to CHF 7,709.25.
Polluted sites register
Like all shipyards (unless otherwise stated), the plot is registered in the polluted sites register with the following status "Polluted site, investigation necessary".
A historical investigation has been carried out but has not allowed the status to be changed. A technical investigation (drilling with piezometer installation) is underway, and we anticipate a change of status to "polluted site requiring monitoring".
Groundwater monitoring measures could include:
- three-year monitoring of the evolution of the detected substances
- Two sampling campaigns per year
- targeted analyses on the identified problematic substances.
We should have a clearer picture of this in the second half of March.
