On the plot of over 13,500 m2, which is being created after the new subdivision, there are currently five houses that were built in stages from 1899 to 1960 and are partially connected. These have become technically and visually outdated but are still usable and generate an annual rental income of approximately CHF 175,000.
The plot offers significant potential for new construction due to its unique location and size, as well as for revitalizing the existing buildings. The geometry of the plot allows for efficient development, which can be optimally oriented in terms of sunlight and views.
The Basel-Stadt Monument Council would like to place the building from 1899 under protection, although this is currently neither legally binding nor registered. The potential for design in the event of protection, as well as the development of the remaining plot, has already been discussed with the monument preservation authorities.
