RESIDENZA LA FORESTA – HIGH STANDING APARTMENTS Residenza La Foresta is located in Bissone, at the top of via San Nicolao, in a privileged position from which you can enjoy an exceptional view of Lake Lugano. A fundamental characteristic of the project is its insertion and integration into the surrounding natural mountain context: the construction follows the natural slope of the land, positioning all apartments set back from those below, utilizing their roofs to ensure large terraces and garden roofs. The facades are characterized by a balanced contrast between Travertine, with its natural streaks that enhance the horizontality of the protruding floors, and bronze-colored metal, which emphasizes the vertical elements in slats, the fixtures, and the large planters that break and modulate the rhythm of the facades, interspersing the rigor of the construction with the variety of plantings. The residential complex is entirely oriented on the east-west axis, allowing for gentle morning sunlight and a more pronounced exposure from lunchtime onwards. It consists of 10 housing units, two penthouses on two levels with a 5.5 layout, four apartments with a 4.5 layout, two 3.5, and two 2.5. It is arranged over five above-ground levels, of which the ground floor is designated for parking with 24 spaces, 10 private cellars, and service rooms. The design strategy to ensure the best possible lighting for all single-exposure apartments is simple and effective: the apartments develop on an "L" shaped floor plan, allowing all the main living areas of the homes to take advantage of direct access to the generous terraces and enjoy the view in front. The morphology of the building is designed so that the juxtaposition of the various units can guarantee each one the privacy most suitable for fully enjoying the outdoor spaces: the offsets of the apartments and the horizontal separation through significant planters prevent overlooking while maintaining the "green" identity of the complex. THE APARTMENTS All apartments are characterized by an entrance to service spaces such as a wardrobe and guest bathroom. Continuing, you access the large open space living area, with kitchen, TV area, and dining area in sequence, until you encounter the large full-height windows with lake views, which overlook the terraces and private gardens. The living areas are extremely convivial spaces, specifically designed to host as many people as possible gathering in front of a movie, allowing them to enjoy the company of the kitchen with a large peninsula or the best views during meals. The external terraces are spacious and enjoy the best possible exposure, ensuring, with their configuration, high privacy both between adjacent apartments and between those above. The night hallway is reduced to the smallest possible area and equipped with fixed wardrobes to make the most of all available spaces, while the bathrooms are always equipped with large showers with modern design, ample space for sinks and complete sanitary ware; moreover, larger layouts are equipped with practical laundry facilities. The bedrooms feature generous sizes and sliding glass doors overlooking the terraces; they are sized to be furnished in different ways without losing functionality. The master bedrooms are true suites equipped with a walk-in closet and private full bathroom. The flooring in all areas and hallways is in European oak laid in large planks, creating a sense of continuity and cohesion among all spaces. A neutral hue was also chosen for the ceramic coverings and wall colors to favor the furnishings and echo the tones of the external materials, ensuring stylistic coherence.
COMMON SPACES Another distinctive feature of the quality of the residential complex is the presence, on the first floor, of two rooms dedicated to the care and well-being of residents. Owners and their guests can engage in exercise and leisure in the gym equipped with the latest equipment and then continue their journey in the spa, indulging in moments of relaxation in the Turkish bath, sauna, or a regenerating bath in the large hot tub; all without ever leaving the building. To maintain stylistic coherence among all areas of the complex, even in these additional two spaces, you can find the details and finishes used in the apartments and their exteriors: the elegant and timeless veining of Travertine and the bronze-colored metal parts are enhanced by minimal and modern lighting that makes the environments appealing yet comfortable.
THE PENTHOUSES APARTMENT 9 / 10 The two penthouses, arranged over two levels, on the third and fourth floors, represent the emblems of this building: arranged symmetrically to each other, they can enjoy the best view of the lake thanks also to the quality of the external spaces allocated to them. The penthouses are equipped with large terraces both on the third floor, where these are for the exclusive use of family members as they are adjacent to the bedrooms, and on the fourth floor, where the representative terraces culminate with infinity pools that also constitute part of the external seating. The terraces on the fourth floor are also protected by several meters of cantilevered coverage, to ensure their use even during the less sunny months. There is also, in continuity with the living area, an external cooking area that is positioned higher than the living room. The penthouses are accessed directly from the fourth and last floor, entering after passing through the spacious wardrobe with service bathroom, into the large open space living area from which one dominates the view of the terrace and the lake in front. From the living area, you descend via stairs or elevator to the third floor and then to the more private part of the home: here you find all the service areas such as the three bathrooms, two of which are for the exclusive use of the two master bedrooms, with their respective walk-in closets, a laundry area, a double bedroom, and a study. The bedrooms all overlook the second large terrace which also enjoys additional meters of garden.
