The 5.5-room apartment is located on the raised ground floor of a multi-family house that was renovated 8 years ago, with a balcony, lake view, and terrace with access to a large garden.
The apartment is very quiet, situated on a lightly trafficked street (speed limit 30, dead end).
Overview
The apartment on the raised ground floor of a multi-family house consists of two connected apartments, a 3.5-room apartment and a 2-room apartment.
Thus, the apartment includes two outdoor parking spaces, two attic, and two cellar compartments.
When merging the two apartments, the kitchen of the small apartment was repurposed as a laundry room (the washing machine was removed in 2025).
The kitchen of the 3.5-room apartment was completely rebuilt in 1994. The building envelope, roof, and heating of the residential block were completely renovated in 2017. The windows of the apartment were replaced in 2003; they did not need to be replaced again during the overall renovation in 2017.

Renovation needs
Although the apartment is livable in its current condition (the dishwasher in the kitchen is however defective), we assume that the buyers will replace the existing floor coverings (carpet), as well as the kitchen, the bathroom, and the guest WC. The walls also need to be repainted.
Description of the house and surroundings
Access to the apartment is not barrier-free, as 8 steps must be overcome. Although the house has an elevator; from the perspective of our apartment, it only serves to reach the attic. Additionally, the originally two apartments are on two levels, the connection of the same was realized via two steps; they could be replaced by a ramp if necessary.
The house has a central laundry room with drying room.
In 5 minutes you can walk to the outdoor pool with lake access, the green areas with restaurants, and the large children's playground in the Spiez Bay. Heading south, you will find 50 meters in front of the house the beautiful beach path from Spiez to Faulensee. And always popular is the circular path at Spiezberg with its magnificent view of Lake Thun, the vineyards, and the Alpine panorama.
The nearest school (1st - 6th grade) is 500 meters or 10 minutes on foot away.
After a 15-minute walk, you will find all the important shops (Migros, Coop, medical practices, pharmacies), the post office, the municipal administration, the village library, and the train station with direct connections to Berlin and Milan in the village center.
150 meters from the house is a bus station with hourly connections to Spiez train station.

The 5.5-room apartment (red border) consists of two connected apartments; the original 3.5-room apartment includes rooms No. 21 to 27, the original 2-room apartment includes rooms 31 to 35. Blue: interior walls.
