From July 1st or by arrangement, we are renting a family-friendly house in the quiet and idyllic village center of Rümlingen/BL, within walking distance to the bus stop (2 min) and train station (5 min).
The house has 5 rooms and 136m2 of living space. In addition, it has about 100m2 of additional usable space together with the attached shed, providing enough space for a small business as well.
On the ground floor, there is the entrance area with stairs. To the left is the kitchen with Tiba equipment, dishwasher, refrigerator, and workspace, adjacent to the living room with tiled seating area. To the right is the laundry/drying room with washing machine, dryer, oil heating, boiler, and sink. On this side, there is also a shower cubicle, a toilet, and a storage room under the stairs.
On the 1st floor, there are two bedrooms, one of which has a balcony, the bathroom with bathtub, toilet, and sink, as well as the hallway with stairs.
On the 2nd floor, there are two bedrooms, the spacious bathroom with shower niche and double sink, as well as the hallway with folding stairs to the attic.
In front of the house, there are two parking spaces and an outdoor seating area, which could also be used as a parking space. Large plant boxes are available for the outdoor seating area. Next to the shed is a parking space for bicycles.
The shed is two stories, on the ground floor there is a bicycle/tool room with integrated oil tank and a second spacious cellar room, on the upper floor a large hobby/work/storage room is available.
The house is an old building and has been renovated in stages in recent years (heating, floors, shower, electrical installation). The heating is operated by oil. In the kitchen, there is a Tiba wood stove for cooking and heating the tiled seating area in the adjacent living room.
The ancillary cost accounts include all costs associated with the use of the property such as heating/burner system/tank/boiler service, descaling and cleaning of pipes, chimney sweep, etc. Not included are: costs for electricity, water, wood, heating oil, TV and telephone connection. At the end of the heating period, the ancillary cost statement is created and the difference is credited or settled. We require a rental deposit of 3 months' rent or an equivalent rental deposit insurance, proof that you can finance the rent, as well as a current debt collection extract. Pets by arrangement.
