The 3.5 room apartment has 2 bedrooms (16m² and 12.5m²), a living room, a kitchen, a bathroom/WC and a shower/laundry/WC. Thanks to its position on the edge of a terrace, it has both a grassy green area directly outside the bedroom windows and a balcony outside the living room.
The office is located directly below the apartment living room and is roughly 25m². The office also has access to a shared bathroom.
The hobby room is located in the cellar of the neighbouring building, Förliweidstrasse 52 and is roughly 10m².
Some of the amenities:
* All rooms save for the cellar are heated with floor heating. Each room has its own separate thermostat. * The apartment comes with its own dedicated washing machine and dryer. * The garage parking space includes an 11kW EV charger. * For technical people, the coaxial TV cables have been replaced with single-mode fiber. There's fiber from the living room to the small bedroom and from the small bedroom to the office. As the apartment has 25Gbps service from Init7, I located the router in the office downstairs where noise wasn't a problem and ran another single-mode fiber back to the apartment so that internet could be distributed with a switch. If the next tenant wishes, they can use Init7's 25Gbps service without any setup cost. * There are Philips Hue lights installed in the apartment. My preference is to leave them to the next tenant. * There are Nuki smart locks installed in the apartment, office and hobby room. There's also a Nuki Opener in the apartment so that the intercom can be controlled by an app.
The neighbourhood is fairly quiet and family friendly. There's a primary school a 5 minute walk away and plenty of playgrounds in the area.
With the best public transport connection, Zürich HB can be reached within roughly 30 minutes door to door (156 bus to Adliswil Bahnhof, then S4 to Zürich). In addition to Schulhaus Kopfholz, a bus stop 5 minutes away, which has the 152 and 156 bus routes, there is also Loorain. From Loorain, the 185 bus can go directly to Bürkliplatz.
The price for everything, including Nebenkosten, is CHF 3'780/month. Additionally, actual Nebenkosten are calculated each year and a share is billed to each tenant. Recently this has been around CHF 2'000/year.
The apartment is listed as pet-friendly but please be advised that this requires arrangement with the landlady. As we've installed cat nets on the balcony and have no wish to remove them, our hope is that the next tenant has or will have cats, but this isn't a hard requirement.
The apartment will be ready after some repairs to the parkett floors. Hopefully 01.06.2025 but possible shortly afterwards. If there are multiple potential tenants, we'll give preference to those who can move in faster.
