Dieses Angebot umfasst eine 3.5-Zimmer-Wohnung, ein zusätzliches Büro-/Gäste-/Hobbyzimmer, einen weiteren Hobbyraum und einen Garagenparkplatz.

Die 3.5-Zimmer-Wohnung verfügt über 2 Schlafzimmer (16m² und 12.5m²), ein Wohnzimmer, eine Küche, ein Bad/WC und eine Dusche/Waschküche/WC. Dank ihrer Lage am Terrassenrand bietet sie sowohl eine Rasenfläche direkt vor den Schlafzimmerfenstern als auch einen Balkon vor dem Wohnzimmer.

Das Büro befindet sich direkt unter dem Wohnzimmer der Wohnung und ist etwa 25m² gross. Das Büro hat auch Zugang zu einem Gemeinschaftsbad.

Der Hobbyraum befindet sich im Keller des Nachbargebäudes, Förliweidstrasse 52, und ist etwa 10m² gross.

Einige der Annehmlichkeiten:

• Alle Räume ausser dem Keller werden mit Fussbodenheizung beheizt. Jeder Raum hat einen eigenen Thermostat.
• Die Wohnung verfügt über eine eigene Waschmaschine und einen Tumbler.
• Der Garagenparkplatz beinhaltet eine 11kW EV-Ladestation.
• Für Technikbegeisterte: Die Koaxial-TV-Kabel wurden durch Singlemode-Glasfaser ersetzt. Es gibt Glasfaser vom Wohnzimmer zum kleinen Schlafzimmer und vom kleinen Schlafzimmer zum Büro. Da die Wohnung einen 25Gbit/s-Dienst von Init7 hat, habe ich den Router im Büro im Untergeschoss platziert, wo Lärm kein Problem war, und eine weitere Singlemode-faser zurück zur Wohnung gelegt, damit das Internet über einen Switch verteilt werden konnte. Wenn der nächste Mieter dies wünscht, kann er den 25Gbit/s-Dienst von Init7 ohne Einrichtungskosten nutzen.
• In der Wohnung sind Philips Hue Leuchten installiert. Meine Präferenz ist es, diese dem nächsten Mieter zu überlassen.
• In der Wohnung, im Büro und im Hobbyraum sind Nuki Smart Locks installiert. Es gibt auch einen Nuki Opener in der Wohnung, sodass die Gegensprechanlage per App gesteuert werden kann.

Die Nachbarschaft ist ziemlich ruhig und familienfreundlich. Eine Primarschule ist in 5 Gehminuten erreichbar und es gibt viele Spielplätze in der Umgebung.

Mit der besten ÖV-Anbindung ist Zürich HB in etwa 30 Minuten Tür zu Tür erreichbar (Bus 156 bis Adliswil Bahnhof, dann S4 nach Zürich). Neben der Bushaltestelle Schulhaus Kopfholz, 5 Minuten entfernt, die die Buslinien 152 und 156 bedient, gibt es auch Loorain. Von Loorain fährt der Bus 185 direkt zum Bürkliplatz.

Der Preis für alles, inklusive Nebenkosten, beträgt CHF 3'780/Monat. Zusätzlich werden die tatsächlichen Nebenkosten jährlich berechnet und ein Anteil jedem Mieter in Rechnung gestellt. In letzter Zeit waren dies etwa CHF 2'000/Jahr.

Die Wohnung ist als tierfreundlich ausgeschrieben, aber bitte beachten Sie, dass dies eine Absprache mit der Vermieterin erfordert. Da wir Katzennetze auf dem Balkon installiert haben und diese nicht entfernen möchten, hoffen wir, dass der nächste Mieter Katzen hat oder haben wird, dies ist jedoch keine zwingende Voraussetzung.

Die Wohnung wird nach einigen Reparaturen an den Parkettböden bezugsfertig sein. Hoffentlich am 01.06.2025, möglicherweise aber auch kurz danach. Sollten mehrere potenzielle Mieter vorhanden sein, werden wir jenen den Vorzug geben, die schneller einziehen können.

The 3.5 room apartment has 2 bedrooms (16m² and 12.5m²), a living room, a kitchen, a bathroom/WC and a shower/laundry/WC. Thanks to its position on the edge of a terrace, it has both a grassy green area directly outside the bedroom windows and a balcony outside the living room.

The office is located directly below the apartment living room and is roughly 25m². The office also has access to a shared bathroom.

The hobby room is located in the cellar of the neighbouring building, Förliweidstrasse 52 and is roughly 10m².

Some of the amenities:

• All rooms save for the cellar are heated with floor heating. Each room has its own separate thermostat.
• The apartment comes with its own dedicated washing machine and dryer.
• The garage parking space includes an 11kW EV charger.
• For technical people, the coaxial TV cables have been replaced with single-mode fiber. There's fiber from the living room to the small bedroom and from the small bedroom to the office. As the apartment has 25Gbps service from Init7, I located the router in the office downstairs where noise wasn't a problem and ran another single-mode fiber back to the apartment so that internet could be distributed with a switch. If the next tenant wishes, they can use Init7's 25Gbps service without any setup cost.
• There are Philips Hue lights installed in the apartment. My preference is to leave them to the next tenant.
• There are Nuki smart locks installed in the apartment, office and hobby room. There's also a Nuki Opener in the apartment so that the intercom can be controlled by an app.

The neighbourhood is fairly quiet and family friendly. There's a primary school a 5 minute walk away and plenty of playgrounds in the area.

With the best public transport connection, Zürich HB can be reached within roughly 30 minutes door to door (156 bus to Adliswil Bahnhof, then S4 to Zürich). In addition to Schulhaus Kopfholz, a bus stop 5 minutes away, which has the 152 and 156 bus routes, there is also Loorain. From Loorain, the 185 bus can go directly to Bürkliplatz.

The price for everything, including Nebenkosten, is CHF 3'780/month. Additionally, actual Nebenkosten are calculated each year and a share is billed to each tenant. Recently this has been around CHF 2'000/year.

The apartment is listed as pet-friendly but please be advised that this requires arrangement with the landlady. As we've installed cat nets on the balcony and have no wish to remove them, our hope is that the next tenant has or will have cats, but this isn't a hard requirement.

The apartment will be ready after some repairs to the parkett floors. Hopefully 01.06.2025 but possible shortly afterwards. If there are multiple potential tenants, we'll give preference to those who can move in faster.
