Land in leasehold
On the 4,979 m2 large plot is the church center with Pauluskirche and the Paulushaus with community rooms. The northern part of the plot is undeveloped. Plot No. 542 is located in the central zone. The Paulushaus (Building No. 3) has reached the end of its lifespan and is to be replaced by a new building. The Pauluskirche, built in 1966 (Building No. 261), is listed in the short inventory of sacred buildings and is classified as worthy of protection by the cantonal monument preservation.
The reserve building land in the northern part of the property is to be leased. The buildings on the property are to be developed as a complete ensemble with the Pauluskirche and the new building of the church community house.
The Catholic parish of Brugg, as the owner of plot No. 542, wants to lease the part not needed for church buildings. For this purpose, an independent and permanent leasehold is to be established according to Art. 779 ff. ZGB on an area of approximately 2,279 m2 on the property Lupfig No. 542.
The leaseholder takes over the winning project (guideline project) from the completed architectural competition.
Project SIMUL (part residential and commercial)
The guideline project SIMUL complements the existing Pauluskirche. The apartments are arranged in a separate two-part residential building. The five-story buildings have meeting zones and communal living spaces on all levels. In the four upper floors, there are a total of 28 residential units of 2.5 - 4.5 rooms.
Various commercial spaces are planned on the ground floor (daycare: 248 m2, commercial space I: 58 m2 and commercial space II: 129 m2).
In the basement, a parking garage as well as cellar and technical rooms are planned. The modern architecture refers to the Pauluskirche and the church community house in its material concept.

Leasehold agreement
The parish wants to find a good partner as an investor and leaseholder with a leasehold agreement that offers simplicity and transparency.
The leasehold can be agreed for a duration of 70 - 100 years. A high reversion compensation of 90% favors financing. No usage restrictions are imposed. The transfer of the property takes place without requirements for minimum occupancy, income or asset regulations, or cost rent. There are no requirements to realize public spaces.
By directly linking the leasehold interest to the rental income, it is ensured that the leaseholder generates sufficient rental income to be able to pay the leasehold interest without problems.
The takeover of the guideline project costs takes place according to separate agreement.
