The house was completely renovated three years ago, insulated, and equipped with a solar system. All bathrooms and windows have been renewed, and a large window front was installed in the upper living room. This way, you can enjoy a wonderful view of the sea, which is practically at your doorstep, at any time.
The beautiful, wild bathing beach Porticciolo can be reached in two minutes on foot through the private garden, which extends all the way down to the beach. The beach is often sparsely visited due to its remote location. In the morning and during the off-season, you usually have it all to yourself. Even in summer, you mainly meet nature lovers here.
The house comes with 2500 m² of land with olive trees, lemon trees, fig trees, and pines. The property offers many possibilities for individual garden design.
The house is divided into two apartments. The lower apartment with terrace has two bedrooms and a living kitchen. The upper apartment, which extends over two floors, has a large living room with balcony, three bedrooms, a kitchen, and two bathrooms.
The two apartments can be used and rented separately. If you are not on site during the summer season (May to September), they are also in high demand as Airbnb accommodations. The apartments can be connected with a staircase if needed.

The house is located near the end of the road via Calabaroccia Porticciolo, about 12 minutes by car (45 minutes on foot) from Rio Marina - a picturesque village with shopping options, bars, and good restaurants. From there, the ferry also goes directly to the Italian mainland.
The unpaved road to the house is also called via Panoramica and is a popular hiking trail. From the road, you can reach the house via a forest path in about 3-5 minutes. So you cannot drive directly to the house. For luggage and larger purchases, we use a small electric caterpillar vehicle.
In the surrounding area, there are more beautiful beaches and coves that can be reached on foot, by boat, or even swimming - for example, the beach Luisi D'Angelo or Marina Di Gennaro.
We are selling the house because we have inherited a second house in the same bay - we will therefore remain in close proximity.
