This charming single-family home in traditional Graubünden style is located in a sunny south-facing position with a beautiful view of the Graubünden mountains. The house was renovated and restructured in 2011. The extensive renovation aimed to bring out the original beauty. High-quality solid wood was used, and the over 100-year-old wooden floorboards in the living and dining area were meticulously restored and professionally re-laid. During the restructuring, the technology, comfort, and ecology were brought to a contemporary standard. The room heights were increased with great effort, and the house was comprehensively insulated. A new kitchen, guest WC, bathroom, Swedish stove, and infrared wave heating were installed in the rooms. All sanitary installations such as water and sewage pipes were renewed.
In the outdoor area, 2 generous terraces were created. This allows you to enjoy the sun (or shade) from morning until evening.
Half of the property is basement. The combination of extensive renovations and the improvement of the original structures gives this house a very special charm.
Maladers is located 3 km (as the crow flies) southeast of Chur on the cantonal road to Arosa and has merged with the city of Chur. The former municipal area extends on the right, northern side of the Schanfigg from the deeply incised Plessur (lowest point in Sassal, 620 m), which forms the southern boundary up to the Calfreiser Tobel, up to the western foothills of the Hochwang chain. There, at Montalin, just below the summit, lies the highest point of the territory at 2220 m. In addition to the clustered village of Maladers, located on a terrace above the wooded, steep lower slope zone, the municipality includes the hamlets of Brandacker and Sax.
Currently, the road from Chur to Maladers is being widened, and a sidewalk is being created from Sax to Maladers.
The location of Maladers is wonderful. The ski areas Hochwang, Arosa, Lenzerheide, or Brambrüesch are easily accessible. Biking tours or hikes up to the chamois. A trip to the city of Chur takes only 5 minutes by car. Chur, the oldest city in Switzerland, offers a wealth of opportunities. Culinary, culture, 2 swimming facilities, sports center, or the famous downhill track Brambrüesch.
