Calpiogna is located at 1,200 meters above sea level, on the sunniest side of the Leventina, a valley oriented E/W. It is halfway between the ski resort of Carì and the valley floor, reachable in 10 minutes, and served by a railway and highway connecting to Milan or Zurich in two hours.
The village is crossed by the famous "high road", the ancient route of the people who crossed the Alps and which connects all the typical villages on the hillside; from here various other walks start, on foot, by bike or on horseback, immersed in a splendid nature among woods, waterfalls, and alpine lakes. Various sports are practiced in the surroundings, both winter and summer, including climbing and paragliding.
The house is a typical Leventinese dwelling from the late 1600s, built of stone and wood with a slate roof (sheets of stone cut to split); on the facade of the wing built at a later time, the date 1721 is engraved.
The roof was renewed about 20 years ago and is in excellent condition, while the interiors have been completely renovated and restored in recent years: electrical and plumbing systems completely redone, as well as the bathrooms and kitchen, while the remaining rooms have all been carefully restored to preserve the original atmosphere.
At street level, there are two cellars, one of which is accessible from the kitchen and used as a laundry room, plus a small third cellar that serves as a storage room.
The ground floor is accessed from the fenced garden and includes the entrance, the eat-in kitchen (with electric stove and wood stove), the living room with the pigna (typical stone stove, restored and functional), the master bedroom, a hallway, and a bathroom with a shower room.
The first floor is accessed via a staircase and includes three more spacious rooms, a study/guest room, and the second bathroom.
The attic serves as a storage room.
The property is completed by a portico usable all year round and two private parking spaces.
The house borders the public parking lot and the bus stop. It has the characteristics to be a comfortable primary residence but also as a secondary home or to be rented out as a vacation home and B&B.
The adjacent land is buildable R2, "out of nucleus", currently used as a garden with a vegetable garden and orchard, already channeled with water and electricity and which houses a woodshed/storage room.
