35 minutes from the city centers of Fribourg, Neuchâtel, Lausanne, and Bern, in the charming village of Chevroux.
Located in the canton of Vaud, the municipality of Chevroux is part of the new district of Broye-Vully. On the southern shore of Lake Neuchâtel, bordered by a belt of reeds and benefiting from a gently sloping beach.
This site was initially built in 1974 to meet the demand for the construction of the new regional port. It is one of the first shipyards designed for the maintenance of boats. An extension was made in 1984, particularly providing access to the workshop for larger units.
The shipyard has direct access without slope to the Port of Chevroux, the largest freshwater marina in Europe. This port has more than 1,000 berths with the largest boat lifting capacity thanks to a 25-ton travel lift.
The premises
The main workshop of 245 m2 has three to four places for boats (sailboats or motorboats) under repair. A paint room equipped with a hot-air heater and filtered ventilation allows for the application of modern paints. And, a 3.5-ton monorail hoist runs throughout the workshop and also allows lifting outside the building.
Regarding the masts and rigging workshop of 60 m2, it has allowed the production of hundreds of aluminum or carbon fiber masts for all of Switzerland.
The customer area, store, and office of 52 m2 has a display window facing the busy road leading to the port. The heating room and a fuel oil tank with a capacity of 4,000 liters ensure the heating of the premises.
In 2017, a new electrical panel was installed, and the supply was increased from 25 to 40 amperes.
On the upper floor, there are also two storage rooms, which can also be converted into a workshop for a total area of 80 m2. A technical office and a break room with a kitchen complete this property. According to legislation, a caretaker's apartment could be integrated into the property.
During the site expansion in 1984, a 290 m2 covered area was built with a 200 m2 storage room above.
The exteriors
Outside, the majority of the area is dedicated to the wintering of boats, which guarantees significant and regular rental income for the future operator. Parking and exhibition spaces and a washing area connected to the separator complete this set.

This plot is subject to transferable surface rights until December 30, 2070.
In 2024, the annual rent amounts to CHF 7,709.25.
Cadastre of polluted sites
Like all shipyards (unless otherwise noted), the plot is registered in the cadastre of polluted sites with the following status "Polluted site, investigation necessary".
A historical investigation has been carried out but did not lead to a change in status. A technical investigation (drilling with the installation of piezometers) is underway, and we anticipate a change in status to "polluted site requiring monitoring".
