The condominium for sale is located in a central location in the popular residential community of Steffisburg, just outside the city of Thun, surrounded by a diverse recreational area at the foot of the Alps. Steffisburg offers a wide range of shopping and service options, schools (KG, primary and secondary level) and public transport (Bösbach stop) are in the immediate vicinity.
The condominium is part of the residential/commercial building "Saagizentrum" built in 1984, which has commercial use on the ground floor with retail shops (including a Coop) and a restaurant. In the basement, in addition to a parking garage divided into two areas for residents and customers, there are also the ancillary rooms of the apartments (cellar, laundry/drying). The condominiums are located on the three upper floors. The building, divided into condominium ownership (STWE), has 21 STWE shares (15 apartments, 4 commercial premises, and 2 parking garages (1 garage divided into two areas).
The 5.5-room apartment, designed as a maisonette, is located on the 2nd and 3rd floors. Due to the clearly structured construction from the 2nd floor and the individually accessed apartment entrances, the three adjacent maisonette apartments create the impression of row single-family homes.
Access to the apartments is via a prominent stairwell tower located on the northeast side of the building; there is no elevator available. In the access area of the stairwell, protected from the weather, there is the mailbox and intercom system. On the living floor, the three adjacent apartments are accessible via a shared terrace, from which a walkway leads to each individual entrance.
The apartment has 4 separate rooms, 2 on the living floor and 2 in the attic. The building is still supplied with heat and hot water by a central gas heating system. However, the STWEG has decided to replace it with a CO2-neutral heating system; according to current planning, the house will soon be connected to the district heating network of NetZulg AG.
According to the STWEG's accounts, the total operating costs for the apartment and the parking space, including contributions to the renewal funds, averaged around Fr. 8,506 per year or about Fr. 708 per month over the last 3 years.
For larger maintenance and renewal work, the owners of the STWEG Saagi-Zentrum Steffisburg regularly contribute to various renewal funds (EF building, EF apartments, EF car parking, EF heating, EF laundry). Additionally, provisions are made for periodically recurring expenses (tank revision, pipe flushing). As of December 31, 2023, the renewal funds and provisions together had a balance of Fr. 497,816. The respective shares of the condominium for sale and the parking space in the renewal funds will be transferred to the buyer and are included in the purchase price.
