The residential rent commission has determined a maximum rent surcharge for a period of five years from the definitive usage approval or from the notification of the completion of the construction work based on the specified renovation work. The landlord is also entitled to adjust the rent during this five-year control period in accordance with the provisions of the Swiss Code of Obligations (OR). This particularly concerns adjustments due to inflation, changes in ancillary costs or comparable circumstances, as well as changes in the reference interest rate. Each of these adjustments to the rental agreement will be communicated to the tenant in writing and in compliance with the deadlines and form prescribed in the OR.
