Location and accessibility
Saas-Balen, the small, charming mountain village, is located at 1,483 m above sea level at the forefront of the Saas Valley. The tourist boom changed Saas-Balen the least. Saas-Balen is accessible year-round via a well-developed road or public transport (postbuses run year-round from Brig to Saas-Fee, every half hour during peak times).
The renovation-needy Maiensäss cabin can be reached within 10 minutes by car on an asphalt road above Saas-Balen in a place called "Tewaldji" in the nature reserve "Löübinubodme" at 1,830 m above sea level. (see access map).
The post bus stop Saas-Grund is reachable in 60 minutes, the one in Bidermatten in 40 minutes, and the stop Saas-Balen in 50 minutes on foot.
Description of the property
The heavily renovation-needy residential building is attached to the former barn and covered with a stone slab roof. The building was heated with a Gilstein stove from 1846, and cooking was done on an open fire "Trächa" in the kitchen. Controlled drinking water is available in the hamlet and would need to be connected to the house via a pipeline. Own electricity can be generated with solar panels. A shared soak pit for the hamlet is located about 50 m below the settlement. In addition to the residential building, the following surrounding parcels of agricultural land are for sale;
- Parcel No. 3583 (616 m2)
- Parcel No. 3585 (1,231 m2)
- Parcel No. 3601 (377 m2)
- Parcel No. 3627 (421 m2)

General information about Saas-Balen
The village's appearance is still dominated by the typical old, sun-blackened Valais wooden houses. The historic round church and the impressive over 40-meter-high Fellbach waterfall are unmistakable attractions in Saas-Balen. The mountain village has a small ski lift, a natural ice rink, and a toboggan run directly in the village. In Saas-Balen, the cross-country ski trail begins in winter, extending 26 km along the Saaser Vispa to Saas-Almagell. The Free Holiday Republic of Saas-Fee/Saastal offers an enormous hiking network of 350 km, a wide range of adventure activities, and a year-round ski area (Saas-Fee) along with the winter ski areas Hohsaas and Saas-Almagell.
