The maisonette apartment and the studio are located in the popular district of Breitenrain in a 6-party house built in 1906. The maisonette apartment is on the 4th floor / gallery floor, consisting of an entrance with a custom-built wardrobe and a large cloakroom area under the stairs, a separate WC, a large open living room with a Swedish stove and high ceiling space up to the gallery floor (approx. 5 m), an adjoining open dining area with a room height of 2.66 m as well as the kitchen. From the kitchen and the dining room, you can access the loggia with a wonderful view of the neighborhood. The kitchen is also equipped with a washing machine and a dryer. The upper floor consists of an open gallery area, a bedroom area with an adjoining dressing room, and a large bathroom with a bathtub and shower. Overall, the apartment has 142 m² of living space, it is bright and friendly and offers plenty of space for individual furnishing concepts. The apartment also includes a storage room in the attic as well as two large cellars. There is no elevator in the property.
The apartment is in top condition; since 2014, all floor coverings have been replaced with high-quality oak parquet floors, including a slight adjustment of the room layout. In addition, a Swedish stove (Jotul in white enamel) was installed and the bathroom was renovated. A staircase made of solid oak wood with an integrated shelf was specially designed for the apartment. Painting and insulation work (entire attic from the inside) has been carried out throughout the apartment, the electrical distribution has been renewed, the roof windows (Velux with solar-controlled rain sensor) and the kitchen window have been replaced. The entire interior design is very stylish; the black bathroom fittings are from Arne Jacobsen, the bathtub is from Rexa Design Studio, the sink is made of natural stone from Neutra, and the mirror cabinet is an antoniolupi. In addition, the roof was renovated in 2022 (including external insulation) and the gas/electric connections were renewed (entire community), the heating and the boiler were replaced in 2017.
