General
In this great residential area, you do not necessarily need a car. You can either get on the tram just around the corner or set off on your (electric) bike.
You can rent parking spaces in neighboring properties (e.g. there are still two parking spaces available at Käppeligasse). We are happy to assist you in your search!
Project/New Construction
On the edge of the Wiese landscape park, in close proximity to the playground behind the mill and the Riehen border tram station, a modern new building with 14 condominiums is being constructed at Lörracherstrasse 162: 3 apartments with 2.5 rooms, 3 apartments with 3.5 rooms, 7 apartments with 4.5 rooms, 1 apartment with 5.5 rooms. The main access is on the street side. The lift and stairwell are located in the core of the building.
The orientation of the apartments is east-west and southeast-west. 11 out of 14 apartments have large windows facing both the street and the courtyard, thus enjoying continuous light throughout the day. The 3 maisonette apartments on the ground floor and basement have a seating area in the garden. The upper floor apartments have a large balcony on the courtyard side. The 2 maisonette penthouse apartments have large roof terraces with plenty of light and great views on 2 or 3 sides. 3 small apartments are exclusively oriented towards the street. These have a loggia balcony that is integrated into the facade design. A walkway on the south side leads from the street directly into the garden, where there are 2 bike shelters. The garden is also directly accessible from the stairwell at the basement level. The garden landscape is characterized by 3 large old plane trees, which will be preserved.
With an extensively greened flat roof, a garden landscape, a photovoltaic system, and the use of high-quality and pollutant-free materials, solutions for ecological compensation and energy efficiency are implemented according to the latest standards.
Location
Riehen is, alongside the city of Basel and Bettingen, one of three municipalities within the canton of Basel-Stadt in Switzerland. With over 20,000 inhabitants, it is the second largest municipality in Northwestern Switzerland.
The municipality is generally considered one of the wealthier suburbs of Basel. It is home to the internationally renowned Fondation Beyeler, which is regarded as the most visited art museum in Switzerland.
In Riehen, there are several very large, well-maintained parks. These include the Wenkenhof, which also has a riding hall, the Sarasinpark, the park of the Bäumlihof estate (also known as "Klein Riehen"), and the Wettstein facility.
Riehen is surrounded on the east side by the Bettinger Forest and on the west side by the Langen Erlen. These green areas also enable living in nature without having to forgo the advantages of the city. At the edge of this location lies the natural swimming pool Riehen.
Buyer Wishes
Buyer wishes can be taken into account as far as the construction progress and design allow. The standard of construction listed in this sales documentation can be individually modified. Costs arising from this will be continuously displayed through additional and reduced cost protocols. Planning work by the architect and specialist planners will be billed based on effort. For the processing and coordination of buyer wishes, a separate offer will be created by the architect for each wish. To ensure the high architectural quality and the uniform design of the project, it is not possible to consider individual proposals for changes regarding the external appearance of the project. The external design and the surrounding design are the responsibility of the architect and the client. To implement the individual wishes of the buyers, a buyer support will be available to them during the planning and realization period.
