The residential building was constructed in 2015 using ecological solid wood construction, with the basement built in solid construction. It presents itself in very good to like-new condition. The opening of the front doors is done via a secure code system. Both living units - a 3.5-room rental apartment and a 4.5-room apartment for personal use - are distributed over two floors each (ground floor/upper floor).
The total living area is 226 m². Additionally, 145 m² of ancillary rooms are available, including the basement with a separate outdoor access, which houses a saddle room among other things. Except for the technical room, all rooms in the basement are heated.
In both living units, a well-thought-out floor plan ensures spaciousness and brightness. The living area of the main apartment impresses with a large window front, cozy seating windows, and a Swedish stove for pleasant warmth on cooler days. The open kitchen is equipped with high-quality Miele appliances. The ceramic work surfaces and the freestanding cooking island emphasize the high-quality finish.
The 3.5-room apartment is equally well-finished in terms of equipment and materials. Here too, there is a modern kitchen with natural stone countertops, a dishwasher, a large refrigerator with a separate freezer compartment, and a BORA cooking field with integrated extraction. An outdoor staircase leads directly from the dining area to the private seating area in the garden.
The basement was built in solid construction and is (with the exception of the technical room) fully heated. It has a separate outdoor access and includes a total of five well-utilizable cellar rooms. The parking situation is also well resolved: Two carport spaces are available directly at the house, supplemented by three outdoor parking spaces.
A connecting door between the two living units is already in place. Therefore, merging into a single apartment is possible without major structural effort.
The open stable is certified with the STS horse label and meets high requirements for animal-friendly housing. The well-thought-out wooden construction offers space for a maximum of eight large horses and is fully video-monitored. The horses can move freely around the stable. A special highlight within the stable is the covered round pen with a diameter of 14.5 meters - ideal for groundwork, free running, or lunging. Thanks to its sheltered location, daily, weather-independent training is possible right on site without long distances.
Directly next to the stable is a riding arena with sand flooring (approx. 14.5 × 30 m), which can also be used in the evening thanks to a floodlight. The property includes generous pasture land with individual fruit trees, which opens directly to the Wyna. An extreme trail with various obstacles offers additional variety for horse and rider.
If necessary, a separation for ponies or smaller animals could be set up behind the existing stable area.
